Choosing Between Attached and Detached Garages in Arlington

Deciding between an attached and detached garage in Arlington? I break down lot size, access, zoning, and how each build actually goes so you can pick right.

Choosing Between Attached and Detached Garages in Arlington

The right answer comes down to your lot, how you want to use the space, and where the garage can physically go on your property. Attached is usually more convenient day to day. Detached gives you more flexibility on placement and future use. Both are solid builds when they're done right.

Here's how I walk a homeowner through the decision before we ever pour a footing.

What's the real difference day to day?

An attached garage shares a wall with your house. You pull in, open a door, and you're inside. In an Arlington winter that matters. Unloading groceries in the rain or scraping ice off your windshield in an unheated detached building gets old fast.

A detached garage sits on its own somewhere on the lot. You give up the direct-into-the-house convenience, but you gain separation. No car noise or fumes bleeding into the house, and the building can do double duty as a workshop or storage without feeling like part of your living space.

If you work on cars, run tools, or just want a space that isn't tied to the rhythm of the house, detached tends to win. If convenience is the whole point, attached is hard to beat.

How does my Arlington lot decide this for me?

A lot of this choice isn't really a choice. Your property makes it for you.

Arlington lots vary a lot depending on where you are. Older neighborhoods like Lyon Park or Ashton Heights often have narrower, deeper lots where a detached garage at the back off an alley makes the most sense. Newer or wider lots sometimes have room to tuck an attached garage onto the side of the house without crowding the setbacks.

When I come out, I look at a few things:

  • Where the house sits on the lot and how much room is left
  • Whether you have alley access or everything comes off the street
  • How the driveway would run and where it ties into the apron
  • Grade and drainage, because Arlington's clay soil holds water and the slab has to shed it, not trap it

What you're allowed to build, and where you can put it, depends on your specific address and the rules that apply to it. That's a question for Arlington's permitting and zoning office, and they can confirm it before you commit to a design.

Which one is more work to build?

They're different builds, not harder or easier across the board.

An attached garage has to tie into your existing house. That means matching the foundation, framing into the existing wall, blending the siding and trim so it doesn't look bolted on, and handling the shared wall properly. The finished product should read like it was always part of the house.

A detached garage is more of a standalone structure. In some ways that's cleaner because I'm not working around your existing house, but it comes with its own slab, its own foundation, and its own run for anything electrical you want out there. Trenching power to a detached building is a real part of the job if you want lights and outlets.

For either one, the slab is where I spend a lot of attention. A garage floor takes the full weight of vehicles and has to stay flat and crack-resistant through our freeze-thaw swings. Good concrete work starts with proper base prep, the right thickness, and control joints in the right places. That's the foundation of the whole build, and it's work I do in-house.

What drives the cost on a garage in Arlington?

I'm not going to throw a number at you, because an honest number depends on seeing the job. What actually moves the price:

  • Attached vs detached, and how much the attached version has to tie into the existing house
  • Size and how many cars it needs to hold
  • Slab and foundation work, including how much grading and drainage your lot needs
  • Electrical, whether you want it finished inside, and any storage or loft space
  • Site access, which matters more than people expect on tight Arlington lots

Two garages that look the same on paper can price out very differently once I see the ground they're going on. That's why I walk the property first. Quoting it sight unseen would just be a guess, and you deserve a real number.

Attached or detached: which should you pick?

If I had to boil down the attached vs detached garage Arlington decision, it comes down to this.

Go attached if convenience is your priority, your lot has the room on the right side of the house, and you want the garage to feel like part of your daily flow.

Go detached if you want a workshop or flex space, your lot pushes the building toward the back or an alley, or you'd rather keep the car space separate from the house.

And sometimes the lot just answers it for you. I've had homeowners set on attached who ended up happier with a detached build once we looked at where everything could actually go. The best setup is the one your property supports without fighting it.

If you're weighing this, it helps to talk through your lot before you get attached to a picture in your head. You can see more about how I approach garage builds and then we can figure out what fits.
