The choice between a bump-out and a full addition depends on how much square footage you need, what your budget looks like, and what your property can actually support.

What's the Difference Between a Bump-Out and a Full Addition?

A bump-out is a small extension of an existing room. It typically extends 2 to 15 feet from the house and doesn't require a new foundation in the traditional sense. It's the right move when you need a little more breathing room in a kitchen, a larger master bath, or a small home office carved out of an existing space.

A full addition is a new room or set of rooms built out from the house with its own foundation. We're talking 200 square feet and up, sometimes much more. These are bigger projects with bigger price tags, but they're the only real option when you need a bedroom, a family room, or anything that functions as a standalone space.

Both are common in Arlington, where homes in neighborhoods like Lyon Village, Ballston, and Nauck were built anywhere from the 1940s through the 1980s and often max out at 1,200 to 1,800 square feet.

What Does a Bump-Out Cost in Arlington?

Expect to pay somewhere in the range of $20,000 to $60,000 for a bump-out, depending on size and complexity. The big cost drivers are the foundation approach (some small bump-outs use a cantilevered structure off the existing floor joists, others need footings poured into the ground), the finishes you choose, and what's involved in tying the new space into existing mechanicals.

Northern Virginia winters aren't brutal compared to further north, but you do get hard freezes in January and February that can slow down concrete and foundation work. Starting a full addition in October means you may be pouring footings in the cold or pausing until spring. Planning a spring start for a full addition is usually the smarter call.

Permits in Arlington County can take 4 to 8 weeks on their own, sometimes longer for more complex projects. That timeline needs to be built into your planning before you expect shovels in the ground.

Which One Makes More Sense for Your Home?

  • Do you need a functional new room or just more square footage in an existing one?
  • What's your realistic budget? Under $50,000 usually means bump-out territory. Over $80,000 opens the door to a full addition.
